Dear Agent, 

I started my Real Estate Career at 20 years old, in a position probably not too different from the one you're in.

I didn't know anyone.

Especially no one with the type of money to buy an apartment in NYC.

Not even anyone with the type of money to rent an apartment in NYC.

I had no leads, and the "training" I received, was very general and didn't teach me how to make consistent money. 

My first year I worked about 70 hours / week, and I made $25,000 in net commissions. 😭😭

That first year, I learned a very valuable lesson after I found myself working with Gabe.

I met Gabe after advertising a beautiful property that had all the features you could want in an apartment.

Great price, location, size, finishes, light. 

It was perfect.

My ☎️ started ringing right away, and I brought Gabe to the spot just a few hours later. 

💥 Boom 💥 Gabe, ❤️️ it. He was ready to apply and apply he did.

Yes, I thought. I'm going to make rent and be able to put food on the table. 

Unfortunately for me, the market loved it to and a few hours later, the landlord's rep called me to tell me someone else had beaten me to it. 

It's okay, I thought to myself. I have a serious applicant. I'll find him something else.

About 30 apartments later I woke up one morning with a terrible pit in my stomach after a bad dream.

I woke up realizing that I would never rent Gabe an apartment.

All that time I had spent with him. Wasted! 🗑

And that was when I really learned the importance of prioritizing lead generation. 

Broke, and desperate, I thought about quitting and getting a 9-5 job. 

But I couldn't do it.

Something in me wouldn't let me give up on my dreams.

And so I plowed on, adjusting my strategy, focusing on generating more leads.

And by my 2nd year I was able to make $75,000 net, working only 8 months.

I took the last 4 months of the year off to finish college. 

$75k was great when I had just made $25k. 

But I knew it was not a whole lot of money, especially in NYC.

And I knew that if I wanted to make more, I needed to break into sales.

I ended up buying my way into the business through Zillow's premier agent program.

And although, over the next several years, I was able to steadily increase my sale business

To the point of running a 3 person team in 2015 and closing $20M in volume.

I did not develop the right systems and frameworks to create a sustainable business.

My expenses ballooned dramatically with just Zillow costing me $7,000 a month.

I thought I had made it in 2015. 

It was a record year for me.

But, the market shifted heavily in 2016 much like it is doing or about to do right now.

My sales volume dried up. 

Sellers were not willing to come down in price and I was no longer able to make deals happen.

But what didn't dry up? 

My monthly expenses which were easily over $10k by then. 

In 2016, my team dissolved. 

I was bleeding out 💰. Heading back to the poor 🏠

I tried everything to turn it around. 

Over the years, everything you can think of or are thinking of, to generate leads and make 💵 

I tried it. 

I've spent $100,000s figuring out what works, and what doesn't. 

And fortunately for me

After slowly turning things around and building a listing focused business in 2016

I ended up stumbling across one particular secret in 2018 that really changed the game for me.

And something almost miraculous happened. 

I started to list property more consistently.

I figured out how to make an offer that the market liked. 

That people responded to.

I no longer had to plead and beg to get one opportunity. 

And I was able to use those opportunities to slowly increase my production value.

To build a portfolio of better and sexier marketing collateral.

Which when combined with my polished sales skills.

Opened a flood gate of new leads.

Of better quality.

Of higher price points. 

What were my results?
